Thailand Pattaya what does this news mean to Tourism and Real Estate Prices in the Pattaya area, Many people who work on Thailand's eastern seaboard in many of the industrial areas area applauding the new airport, Especially those people working in the Tourist Hot spots of Pattaya and Jomtien.  In my humble opinion and after living and working in the property industry in Thailand for nearly 24 years i feel this news is some of the best for the Pattaya property market and can only mean prices for buying houses, buying condominiums or even buying land are definitely set to increase.

The Eastern Economic Corridor (EEC) meeting on Monday chaired by Prime Minister Prayut Chan-o-cha mandated to develop the first phase of the aerotropolis within five years to support a linkage with the high-speed rail connecting three airports - Don Mueang, Suvarnabhumi and U-tapao. 


Adm Sophon Wattanamongkol, president of the Royal Thai Navy's advisory group, said the ToR is slated for auction via PPP this October, with the winners expected to be announced by January 2019. 

The first phase of the 6,500 rai U-tapao airport and aviation centre will be capable of handling 15 million passengers in five years. Other projects include a second runway, business zone, maintenance repair overhaul (MRO), and air cargo. 

The MRO, which is a joint venture between Thai Airways International Plc and AIrbus, is expected to be settled when Gen Prayut visits France on June 25. 

Investors from China, Japan, Europe and the US have shown interest in investing in this aerotropolis project. 

Earlier, Industry Minister Uttama Savanayana said five giant bidders were expected to join the upcoming auction of the 224.54-billion-baht high-speed railway linking the three airports. 

He declined to disclose the company's names, saying only the project has been in the crosshairs of several local and foreign investors. 

These are likely to include BSR Joint Venture, a consortium of BTS Group Holdings Plc (75%), Sino-Thai Engineering and Construction Plc (15%) and Ratchaburi Electricity Generating Holding Plc (10%). 

PTT Group and Chaoren Pokphand Group have also expressed their intention to join the auction and seek investment partners, along with firms from Japan and China. 

The 2018 EEC Act allows foreign investors to own up to 51% stake, compared with general investment law capping foreign-owned share at 49%. 

AirAsia has informed the government of its intention to invest in the MRO at U-tapao aerotropolis, with a total investment worth US$150 million (4.8 billion baht). 

AirAsia's MRO will also offer its service to other airlines, and the investment is expected to attract around 10-20 companies to streamline their investments into Thailand. 

The company will also look for investors in a low-cost terminal at the U-tapao airport. The investment sum is projected at 1.5 billion baht, while construction is expected to take between 12-18 months. 

Kanit Sangsubhan, secretary-general of the EEC office, said the EEC committee yesterday agreed, the government may need to build a medium scale terminal at U-tapao airport, which can be completed within one year, because of higher arrivals at the airport. 

The first terminal can handle 3 million passengers, while the arrivals at the terminal are projected to reach 2 million by this year.

Mr. Kanit said the committee has also authorised related public agencies to plan for the third phase of the U-tapao aerotropolis development plan. 

The third phase involves increasing capacity to 15 passengers over the next five years, 30 million in the next 10 years, and 60 million within 15 years. 

The EEC committee has also authorised the EEC office to conduct a study for the development of surrounding areas some 10 kilometres from U-tapao airport in order to prevent environmental problems. 

"The government needs to prepare ahead with town planning and specific zoning for the aviation industry," said Mr. Kanit. 

Industry minister Uttama Savanayana said the government plans to conduct international roadshows following the EEC Act's enforcement, with the first roadshows scheduled in Britain and France this June and others taking place in South Korea, Japan, and China.

Cannot wait for this to happen, beneficial to Thai Peoples lifestyle, Beneficial to the Thai economy, cut crime rate, create Jobs, so gambling is the savior or the devil in disguise ?????????????? are the other gambling areas of the world paradise, is gambling a problem solver or a problem creator,

I have listened to peoples arguments and read other people’s thoughts; hope you enjoy the read;;

With all the new and old ideas to reinvent the Pattaya outlook to worldwide tourists, recent events have many people who have thought it would be the right time to bring the old topic up again (Casinos come to Thailand) debate back to the four fronts of people’s minds. Ex Pat repeat holiday maker then this issue will have been brought to your attention over the years If you are new to Thailand Here is the tip of the ice burg:

Thailand was on the road to legalizing Gambling thus casino gambling in the country this was 9 to 10 years ago approximately. This was put on the back burner so to speak as a lot of the powerful and influential people within Thailand made strong opposition to legalizing Gambling, so the idea was put to bed, However the rumors continue to resurface IE Casino built in Pattaya, Bangkok to get fist Casino, Samui to be a tourist gambling mecca ETC ETC possibly some people would start these rumors for self-gain ( do you think that is possible ? )

Yes or no would legalizing gambling in Thailand be a good thing or a can of worms being opened, my personal opinion is that I am sitting on the fence (and staying there).

I hear the arguments for the legalization of gambling now their argument is cut and dried, Casinos in Thailand would generate thousands of potential jobs thus giving economic life into certain areas that lets be honest real require a lift, Tourism industry would be given a boost by attracting a certain type of tourist and not just foreign tourists Thai nationals included,

That at the present time use some of the other South East Asia destinations where gambling is legal and casinos are flourishing, as they say the upper class high spending tourists that like to gamble who now venture to areas such as Singapore & Macau would then be tempted and attracted to the thought of Amazing Thailand being a new destination option.

Money Money Money yes money talks (or the root of evil?) people who are for legalizing gambling always point to the fact that a lot of Money that is leaving Thailand to go to some of the neighboring countries, also the illegal gambling dens being used around Thailand would be squeezed out so by legalizing gambling you will be eradicating another major problem and generating the economy and creating jobs.

Most suggestions and proposals feature some rules restricting gamblers, targeting the “high end well heeled” individuals. One question to arise if only well-heeled people were allowed to gamble, how would that stop the operation of illegal gambling dens found in the country? Currently in Thailand, an illegal lottery system co-exists alongside the state sponsored lottery. It is likely that legalized casinos would have a similar non-effect on illegal dens if the Casinos were to only allow the “High end well heeled “

Could the government stop the outflow of gambling money crossing the borders to other countries? If local gamblers are requested to prove they are people of “means” and then suffer the gross invasions of their privacy or financial solvency, I do not think seriously you could keep gamblers from crossing the border to gamble their money away in another country anonymously with these checks into the status.

For me personally as a person who does not gamble at the casinos with my hard-earned cash I will be sitting on the fence with this debate, looking from both sides of the coin there are benefits for and against Casinos in Thailand.

Pattaya boost High speed rail link coming

Exiting news for Pattaya Tourism & real estate  with the news that the Thailand government will open bidding for the first phase of a hi-speed rail project linking Bangkok to Pattaya for the real estate investors this will only be good, Under the plan, the first four routes will cover 250 kilometers linking Bangkok to Phitsanulok, Nakhon Ratchasima and Hua Hin as well as to Pattaya.  Construction on all the four routes will begin at the same time with the aim of opening the new track network in 2018. Twenty minutes Bangkok Pattaya as an expected travel time commuting to work from Pattaya to Bangkok will be a real option.

Government approval will be necessary for the international bidding process expected to be completed next year.  China, Japan, South Korea and France have all expressed strong interest in bidding for the routes.  The plan aims to boost the country’s economy by reducing energy costs by 400 billion baht as Thailand focuses more on rail travel at the expense of road transport.  At the moment, rail accounts for only two percent of all traffic and roads for 80 percent.  The price of oil internationally is expected to double within the next five years with likely big increases in the cost of petrol.

Extracts from Thai news media quoted Pansak Vinyaratn, chief adviser to the prime minister said that hi-speed trains are necessary to ensure solid growth of the country’s economy as Thailand would otherwise lose competitiveness in the long run.  Second-phase construction would mean that Bangkok would link by hi-speed rail to Chiang Mai, Nong Khai, Rayong and Hat Yai by 2022.  The new railway networks will serve both passengers and cargo, including faster transport of agricultural goods which tend to deteriorate if transported long distances by road, roll on effect will mean that a large percentage of traffic will be taken off the roads.

Details of the new routes, including the exact location of stations, have not yet been decided.  Pattaya’s tourism & Real estate industry are expected to gain hugely with the arrival of a 20-minute fast train service from Bangkok or Suvarnabhumi to the seaside resorts of Pattaya Jomtien & surrounding districts.  A City Hall source told the local Pattaya media Pattaya Today, “The current rail station is far out of the city in east Pattaya, so we are hoping that the railhead for the new hi-speed trains will be nearer the downtown area.”  Another suggestion is to build a monorail track to take passengers directly from the hi-speed train to the centers of Pattaya and Jomtien.
The latest rail project will be a huge step forward in enabling Pattaya to triple its receipts from tourism by the end of the decade or soon afterwards.  Other infrastructure improvements already agreed to or in the pipeline are a beach reclamation project, more by-pass roads and tunnels, a better waste disposal system,


With the advent of the Asean Economic Community in 2015, a free-trade area of 10 countries in the region, economists say that the hi-speed rail plans will enhance Thailand as the logistics hub of South East Asia with all the basic infrastructure such as inland transport and rail and deep seaports to carry the expected increase in freight across national frontiers.  Also scheduled for completion in 2018 is Dawei port in Myanmar, a deep-water facility with major Thai funding, which will speed up the transport of goods between Asean countries and beyond to India.

As they say if you stand still you are actually going backwards this news is a major boast for the Pattaya Tourism real state and business sector that have over the past few years found it hard, a true statement of intent to improve Thailand’s infrastructure, anybody who remembers Bangkok prior to the opening of the BTS (Bangkok Mass Transit System) in 1999will remember what a difference it made to travel around Bangkok, the news regarding the High speed rail links are a bigger game changer for the region.

No doubt there will be some critics for the project but this happens when any major change comes around some people are set in their ways and do not like change, on a personal note I embrace change after living in Thailand for over twenty years Phuket, Koh Samui, Bangkok and where I like to call home Pattaya I have seen many changes and heard may critics of the changes

Has it all been doom and gloom

In my humble opinion defiantly not there have bee some dips but generally 2017 has been a very interesting year in the Pattaya real estate market, but certainly not all doom and gloom as some like to make out.

In my opinion and the opinion of many of my friends and colleagues that work in the real estate market 2017 has been a very interesting year for the real estate market and Pattaya property market, we have seen some ups and downs this year in the market place, one of the biggest impacts in real estate was the Russian speaking buyers which grew at a remarkable rate of speed maybe to quick to be sustainable from 2008 to 2013 then a dramatic reduction in the Russian speaking buyers in the market after 2013. In the last quarter of 2017 we have seen a slight rise in the Russian speaking buyers again. 

Russian speaking buyers were taken over by the Chinese speaking buyers, with the idea of buying the budget smaller condos at around 1,800,000thb, the Chinese mind set seems to be to buy cheaper budget condominiums but buy lots of condominiums, the majority of the luxury and middle range properties were bought by Thai, Singaporeans, Europeans and Japanese buyers.

The worldwide recession obviously had a impact on the real estate market in Thailand as it did in the Global scheme of real estate over the last few years, we have seen some developers cancel or postpone projects in 2017, this a good reason to look at the overall picture and say it is not all doom and gloom as there are other developers that have carried on regardless with their new projects with reports of very good sale figures reached from there off plan projects these are obviously reputable developers with vision of the future being a bright one in the Pattaya property market.

The real estate market in 2017 has not been solely condominiums and apartments private house sales and housing developments have recovered, with some new luxury development’s and existing projects reporting that sales are on the increase, we at R.E.S.T https://realestatespecialiststhailand.com/(Real Estate Specialist Thailand) have over the course of the year equaled out on sales between houses and condominiums,

Rentals have also been on the rise in 2017 with repeat rental customers and also new customers for vacation or extended stays, with the infrastructure improving and making all the outlying areas more accessible people are spreading there wings a little bit more than they used too, heading down the coast to Baan Ampur and Bangsaray and inland areas such as Huay Yai and Mabprachan lake.

The Pattaya Tourist has also changed drastically, once not so many years back it was a rare sight to see families on vacation in Pattaya the majority would be single men taking advantage of the relaxed Pattaya attitude cheap drinks and friendly Thai people,

Taking a look at the attractions that are now here in the land of smiles the old idea of Thailand’s reputation is vanishing it is not simply a destination for lively nightlife, which is still here and is one of the liveliest places to visit for the nightlife, but not the sole reason, in the Pattaya region you will find some fantastic beaches to relax on also island hoping is easy to do with private speed boats for hire or the many ferry crossings, international standard water parks,   international standard Golf Courses , Cabaret shows, Magic shows, Ripples believe it or not,   some excellent Cabaret  shows to and fun tours to be seen.
